The Organisation
SEARMS is a registered National Regulatory System for Community Housing Providers (NRSCH) Aboriginal Community Housing provider (ACHP). We have served Aboriginal communities in regional NSW since 2003.
Our portfolio is complex. We own and manage our own 45 properties as well as 133 properties owned between 10 other Aboriginal organisations (including Local Area Land Councils) and 63 Aboriginal Housing Office (AHO) NSW (state-owned assets) under 16 different service agreements!
The gaining of our accreditation in January this year as a Tier 3 provider under NRSCH confirmed our commitment to best practise generally. At that time, SEARMS was one of only 24 ACHP’s nationally and one of only 10 such organisations in NSW. We have also been recognised by the AHO NSW as a ‘growth provider’ – assessed as having the structure and internal capacity for additional management transfers.
In 2024, SEARMS achieved ASES accreditation (Australian Service Excellence Standard). This is another level of achievement for the organisation.

The Role
The role is responsible for inspecting SEARMS managed properties to ensure they meet the required standards of safety, habitability, and compliance with relevant regulations. These include:
· Property routine Inspection
· Property maintenance
· Reporting & documentation
· Compliance & safety
· Leadership & provide training to the maintenance team
Essential Criteria:
· Trade qualification in Carpentry/Construction/Building or Certificate in Property Services or relevant field
· Proven experience in property inspection, property maintenance/handyman, construction, or related field.
· An awareness of, or the ability to gain knowledge of the regulatory and compliance frameworks that SEARMS works within, particularly the Residential Tenancies Act.
· Excellent attention to detail and observational skills.
· Strong communication and interpersonal skills.
· Ability to prepare clear and concise reports.
· Proficiency in using inspection software and tools.
Desirable:
· Experience in Community Housing
· Experience in Customer Service
· Knowledge of, and commitment to, relevant policies, practises and standards, including WHE, EEO and the NRSCH standards
· Aboriginality*
Mandatory employment criteria:
· Education in construction, property management or a related field.
· Proven experience in property inspection, property maintenance, or a related field.
· Vaccinations - COVID 19
· Working with Children Check.
· Criminal record check providing suitable clearance to work with vulnerable members of the community
· Full Driver’s License
· Health and Fitness assessment (ability to walk 1km, ability to lift 15kg, confident to climb a ladder)
